PMI estimates use industry-average pricing tiers by credit and loan-to-value; your actual PMI quote can differ. Educational estimate only — not a Loan Estimate, approval, rate quote, APR disclosure, or commitment to lend. Actual terms depend on credit, income, assets, property, occupancy, program rules, pricing, and underwriting. Assumptions last reviewed June 2026.

Decision time

Which loan option is the better deal?

Conventional PMI is estimated by credit tier; FHA includes upfront and monthly MIP; VA includes the correct funding fee for first or subsequent use (the reduced 0.50% IRRRL fee applies only when refinancing an existing VA loan). Educational estimate only — not a Loan Estimate, approval, rate quote, APR disclosure, or commitment to lend. Actual terms depend on credit, income, assets, property, occupancy, program rules, pricing, and underwriting. Assumptions last reviewed June 2026.

Use your equity

Need cash — HELOC or cash-out refi?

Two honest ways to turn equity into cash. This shows both paths side by side — including the blended rate most lenders never mention — so you can see which one protects your money.

What’s a “blended rate”?

Weigh each loan’s rate by its balance and you get one honest number for the whole path. Keeping $460,000 at 3.25% and adding $75,000 at 9.75% blends to about 4.16% — so even though the second loan’s rate looks high, the path as a whole can be far cheaper than repricing everything at today’s first-mortgage rate.

HELOC rates are usually variable and payments can rise; interest-only payments do not reduce the balance. Rate fields are adjustable assumptions, not quotes. Educational estimate only — not a Loan Estimate, approval, rate quote, APR disclosure, or commitment to lend. Actual terms depend on credit, income, assets, property, occupancy, program rules, pricing, and underwriting. Assumptions last reviewed June 2026.

Rate shopping

Are discount points worth it?

Points buy a lower rate. This shows exactly how long it takes for the savings to pay back the cost.
