Two honest ways to turn equity into cash. This shows both paths side by side — including the blended rate most lenders never mention — so you can see which one protects your money.

Weigh each loan’s rate by its balance and you get one honest number for the whole path. Keeping $460,000 at 3.25% and adding $75,000 at 9.75% blends to about 4.16% — so even though the second loan’s rate looks high, the path as a whole can be far cheaper than repricing everything at today’s first-mortgage rate.
